Construction Materials and Real Estate Sectors Unveil Strategies to Navigate Market Shifts

The year 2019 was widely regarded as a critical period for the real estate and related sectors, such as the construction materials industry. Market players closely monitored overall conditions due to a series of significantly shifting factors.

To mark its transition into its 23rd year, Dcon Products Public Company Limited (DCON)—Thailand’s leading manufacturer of prestressed concrete slabs and piles for residential housing, boasting a peak production capacity of over 300,000 square meters per month—hosted the “Executive Dinner: Stepping into the 23rd Year of DCON.” The event was attended by over 300 executives from top real estate firms and featured a special panel discussion titled “Secrets to Executive Success and Strategic Planning for Navigating the 2019 Crisis.” During the panel, prominent leaders from leading real estate companies and the financial sector shared their insights and strategies. Additionally, the President of the American Concrete Institute delivered a keynote lecture on 3D Printing trends, highlighting technologies that could drive future transformations across both the construction materials and real estate industries.

Mr. Wittawat Pornkul, Executive Chairman of Dcon Products Public Company Limited (DCON), stated that the company envisions itself as a leading construction materials manufacturer and real estate developer in Thailand. On the occasion of stepping into its 23rd year, the company registered the establishment of DSC Products Company Limited and commenced investment in the construction of a precast factory at Lamlukka Khlong 12. The facility imports the latest advanced machinery to ensure high precision in dimensional inspections, with the factory expected to begin production by the end of the third quarter of this year.

Mr. Nuttaphong Kunakornwong, Chief Executive Officer of SC Asset Corporation Public Company Limited, stated that 2019–2020 would be a period marked by numerous “uncertainties.” Key challenges include tighter and more expensive home loan approvals driven by LTV control measures, an upward trend in interest rates, the upcoming national election causing people to adopt a wait-and-see approach, global factors like the US-China trade war, and the accelerating pace of global change.

“Because the environment is highly uncertain and rapidly changing, we are prioritizing three key actions this year: 1) Constantly Adjusting Targets: Revising our plans and targets on a quarterly basis rather than waiting mid-year; 2) Staying Grounded in Reality: Acknowledging that condominiums may no longer achieve immediate 80-90% sales upon launch as they did in the past; and 3) Cultivating a New Corporate Culture: Introducing OKR (Objective & Key Results) management tools to drive faster organization-wide operations,” Nuttaphong specified.

Furthermore, efforts are being made to transform the corporate culture into one where employees “dare” more—daring to learn and daring to make mistakes. The focus has shifted from counting failures to measuring lessons learned, throwing in new challenges to encourage calculated risk-taking. Concurrently, the company maintains a steadfast commitment to quality, believing that no matter how the world changes, quality remains the one constant demand of consumers over the next decade.
